Home Warranties: What are they and do you really need one?
Survey says home warranty is one of the most important investments for home buyers.
When you buy a home, how do you know everything everything works? You
can ask the seller. The seller will answer sure it's all in good condition. But this is a general
statement that is open for interpetation. Plus items like a 10 year old water heater may work today
and break right after escrow closes. For a new home owner this could be very costly since they just
moved in. A home warranty is like an insurance policy that can cover these cost.
But it's not that simple. No company is going to offer a home warranty without inspecting
the home first. So a trained home inspector has to be hired to check the home out and note
any problems before a home warranty will be offered.
For example: Most people are unaware that standard electrical wall outlet can be
wired backwards but appears to work fine. When a wall outlet is backards it can cause damage to
electronic devices like TVs and computers. This is called reverse polarity. Sometimes this can
even cause people to get electrical shocks when touching devices plugged into these wall sockets.
These are the kind of hidden issues the home inspector has on his check list.
